A few things worth asking.
Before you settle on a Melbourne suburb, think about the life—or the tenant—you have in mind.
Closer in, or more room?
Compare the commute, the floor plan and the outdoor space within your budget.
If you travel into the city often, a well-connected apartment might suit your week. If you need another bedroom, a garden or room to work from home, add townhouses and houses to your search. Compare actual homes at a similar total budget, rather than starting prices alone.
Train, tram or car?
The useful measure is your whole journey, not the distance to the nearest stop.
Try the trip to your workplace, school or other regular destination at the time you would actually travel. Include the walk, waiting and changes. If you drive, consider peak-hour traffic and parking at both ends; for public transport, check current services and disruptions.
Check public transport routesWhat’s open now?
A new neighbourhood’s plans and its everyday conveniences can be two different things.
For Melbourne’s newer communities, separate the shops, schools, parks and transport already operating from those still proposed or under construction. Think about what you would need on moving day, then check each future amenity’s status and timing with its responsible provider.
Buying to rent out?
Look beyond the advertised rent to the costs of owning the property.
Allow for owners corporation fees where applicable, council and water charges, insurance, maintenance, management and time between tenants. Then compare similar local rentals: who would the home suit, what else can they choose, and are the asking rents supported by recent leases?
Docklands or Box Hill?An optional neighbourhood comparison, using two of our Melbourne projects.
Docklands or Box Hill: which fits your everyday life?
Use Circa NewQuay in Docklands and Tempo in Box Hill as two starting points. Compare the trips you make, the places you use and the particular home on offer. A suburb name or a striking project image cannot answer all three.
Your setting
Docklands · Circa NewQuay
Circa is in NewQuay, Docklands. MAB places the project between NewQuay Central Park and the Ron Barassi Senior sports reserve. Explore how the waterfront and park setting would fit your regular walks and time outdoors.
Box Hill, Victoria · Tempo
MAB places Tempo in the Box Hill Gardens precinct. When visiting, walk the routes you would use between the building, gardens, shops and station. Check the particular entrances and crossings, rather than judging the whole suburb from a map.
Your real journey
Docklands · Circa NewQuay
Melbourne's Free Tram Zone includes the central city and Docklands. Check the exact stops and your whole tram journey: if it extends beyond the zone, fare requirements change. Test the journey at the time you normally travel.
Box Hill, Victoria · Tempo
Box Hill Station has Belgrave and Lilydale line services, and tram route 109 connects Box Hill with Port Melbourne. Compare your full door-to-door trip, including the walk, waiting time and any interchange. Check current services and disruptions.
The home you would actually use
Docklands · Circa NewQuay
For a Circa home, check the particular floor plan, orientation, outdoor space and parking arrangement. Ask which outlook is represented and what is included in that home's specification. Plan where your own furniture and work area would go.
Box Hill, Victoria · Tempo
For a Tempo home, compare the actual layout with your needs. If considering a loft, assess the stairs, headroom, furniture placement and how you would use each level. Confirm which plan and specifications apply to the home under discussion.
Bring these three questions to your shortlist
Does this home fit an ordinary week?
Write down your usual destinations and try the journeys. Note the shopping, outdoor space and accessibility you would use regularly. Compare both locations against the same list.
What would I own and pay for?
Ask for the relevant sale documents and owners corporation information. Compare fees, any levies, building rules and shared-facility arrangements with your solicitor or conveyancer; look beyond the purchase price.
What is confirmed for this particular home?
Bring the floor plan, your preferred moving timeframe and your must-haves. Ask Fortu to confirm the options and inspection arrangements available for that home, and record any details still to be verified.
Tell Fortu which journeys and features matter most. We can use that brief to discuss the relevant project information and next steps.
